    I just wanted to inform everyone, you now have to have a NIE number before you can buy a property in Spain, it used to be you had a few weeks after buying to get it, but now it has changed and is causing major problems

    That is worrying to read as we are due at the Notary on Wednesday morning as we have sold our apartment. The couple buying it are doing it with a mortgage from a Spanish Bank. Would this information delay everything do you know? I would have thought the bank would say to them.

      It is causing the whole of spain major problems, dont bother going to notary unles your buyers have there NIE and you have a copy of the most recent suma bill stamped as paid
      the notary will turn you away otherwise.

      The Police station at Elche ill take 1 week to get a NIE that was as of last week

        What is involved in getting an NIE number?

        I have seen elsewhere on this site that you can download the forms and take them to the local office. Someone said that in Murcia you can get the number on the same day. Is this correct?

        Someone said that the notary arranged to take them to the local office to get the NIE? Others said that they saved themselves the 120 euros fee and went on their own. The notary simply acted as a translator and ensured that the forms were completed properly.

        When buying and selling a house who actually employs and pays for the notary? Who is their client?

        I have been told that although it can take weeks in some areas to get the offical NIE, they give you the actual number there and then so that it can be used for the deeds.

        Can anyone clarify?

            Your agent can really arrange for to take you to do this and get in done in the day. Our property is not ready till December but our Agent is taking us to Alicante to get it done when we come over on 19 February, so we will have it all in hand and not have to rush at end. The only thing is if you go to one of the local office it takes 4 to 6 weeks whereas in Alicante you can it that day as long as you have everything with you and get their early, we are getting picked up at 5.30 am. as they only take about 50 people a day.

              Oh no NIE again. We queued for 5 hours to get ours back in July, our rep took us. It was a nightmare, it nearly ended up in a mass brawl as only the good old brits seemed to want to que and all the other nationalities jumped in, no one could understand anyone and in the end the lady in the office refused to do anymore. We got ours only by waiting and as she had 1/2 hour left she did a few more. Some were turned away. Best of luck, you may need it.

                NIE

                Yes the old NIE again, but it has to be done so would rather do it now than later. Still trying to sort out the bit about paying money in cash at end builder says you have to, but solicitor says no you dont if that wasnt in your contract.

                  Did our NIE last week, we followed our fisal to alicante where we joined the queue at 6.30 am and waited till 8.30(thats when they open) got a ticket number sat inside and waited till our number came out, Bingo!It took two minutes for the bloke to look at our passports and the form(9.30am).We then left our fiscal to wait till the early afternoon where he got our NIE numbers. Yes we could have saved money by doing it ourselves but if we had done something wrong we would have had to do it all again, so it was well worth it, . peace of mind you can't beat it.
                  This is the only way of getting your NIE on the day. What a dull and boring way!

                    NIE Number

                    Do not know what the fuss is about.
                    Last June our agents picked us up at 9am in Tirre and took us to Alicante to the office. Joined the queue for about 20 minutes handed the form, photgraphs and copies of passport in and our agents explained he had ten of us in his party could they all be ready at the same time. We were all told to return 1 hour later. Went for a copy returned and they called out our names collected paper with number on. It took about an hour and a half in total.

                      If we had arrived at 9am we would have not got a number as they only allocate a certain amount of numbers per day. So if your NIE is a matter of urgency dont' risk it by arriving late. Morbob was very lucky to get his at that time,i suppose it's got an awful lot busier since last June.

                        Why have you got to take the most recent suma bill, we live out near Elche and have never paid suma a euro or cents in the past 16 years that we have lived in Spain. Nearly everyone in the village mostly spanish, goes into the suma office in Crevillent every year to ask if there is anything to pay and they always say the same thing, the 600 year old village of about 200 properties does not excise, but we pay everything else. whats happens if we were to sale this property and do not have a suma bill.

                          NIE Number

                          NIE/Residencia!!! Please go 2 C Graham Knight in the office in Torrevieja. By the Plaza de la Constitucion in Torrevieja. A mine of information!! NIE in Elche/police station 45 Minutes!! Residencias in Alicante at Subdelegacacion De Gobierno, Plaza de la Montaneta, No 6 10 Minutes. This address is 4 EU applicants only so avoid's the queing at the other office on Ebanisteria which is 4 all & sundry. Hope this help's.

                            Is this right. I am going over in the Feb school holidays with my wife and 2 young children. We are all going to go to Alicante to get the NIE in joint names, and were going to have to get the kids up to take them at around 5.00am (nightmare)!

                            Can you expand on what you have said please, as it could save a lot of heartache.

                              You can't get an NIE number in joint names. Each person must apply for their own, in person (although the kids won't need them).
