Default Property Rental Companies to avoid?

Hi,
Can you please advise on any property agents to avoid for long term rental?

Wouldn't it be easier and more fruitful to ask for recommendations for really good rental agents?

Do you have to go through an agent, could you not rent long term privately?
There may be a lot out there willing to let long term at the moment the way the property boom has taken a dive and resales aren't shifting/

Long term rental is easy to do private. Just make sure that your contract doesnt exceeds 11 months.

if you want a good rental company. I can recommend OPI rentals. OPI Rentals - Property Management and Lettings for Holiday Home Owners in Spain

Problem with longterm rents is if the tennant doesnt pay the rent as it can take ages to get them kicked out.

I can recommend Property Hounds in Villamartin, they are really excellent to deal with. Also, Spanish Rental Bureau in Quesada. Hope this helps.

Does the mentioned companies provide a service in accordance with Spanish law (withholding tax, pay vat, register the property with the authorities, register and insure their staff, etc etc) or is it just a matter of time before the Guardia has a major crackdown and shut them down (ie. Telmicro Levante). What responsibility do they have with regards to collection and holding deposits, and are they authorised to do this?

Default Rental company recommendation

I can also recommend Property Hounds and yes they do comply with Spanish law. They have a comprehensive website, I'm sure if you Google their name you will find it OK

  1. Does not accept payment by standing order or direct debit.
  2. Is not registered for business in Spain.
  3. Does not provide a contract in accordance with Spanish laws.
  4. Who tries to convince you that what they do, no matter how illegal it sounds, is normal down here.
  5. If it is too good to be truth, it is!
There are many nice people. Nice does not make honest. If you pay a deposit to a company that is not legitimate, you risk it being sized by the authorities and you thrown out. If they choose to run money transaction without running the money through the bank, it is the first sign that something is wrong.

Make sure that you can identify the company or the individuals renting out.
