Eh? No they dont. Remax get their prperty from anywhere. They work on an exclusive basis which means that if they have it, you cant get it anywhere else.

exclusivity is not working anymore. people ( sellers ) want to sell their homes and don;t want to put their house up for sale anymore with agent who work with exclusivity. in a market where there is no need for selling your property ,YES exclusivity works but right now..... no way.
it for the sellers interest not to work exclusive with only 1 agent.

As someone who has worked for remax marina I can confirm that Re/Max does work exclusively, but network with other Re/Max offices and other estate agents all over the world to find buyers, they don't advertise any property that is not on exclusive with them.

As for nobody wants to sell exclusively - how come when I went into my old office the other day they had 500 properties on their book EXCLUSIVELY and had made 60 reservations/sales this month alone?

Things seem to be going badly for smaller agencies, but those working on an international basis still seem to be getting something through if they're not charging over the top commissions. BTW Remax work on roughly 5%.

that's why remax la torre and the other remax in nueva torrevieja are already closed down..........

If you want to sell (with an agent that is). You will probably have to go exclusive. There isnt many agents who will take a client to a house which have 10 for sale signs up, all with different numbers.

So It is actually for the sellers interest to work on exclusive basis with an agent. However these days sellers dont have to sign contracts for 6 months or more. I have seen contracts for 2 months only.
