    hi all

    does anyone know whether there are plans to improve the promenade area going south from Playa de los Naufragos and if so when?

    also, can anyone tell me whether house prices (resale) are still falling in Torre?
    I read this week that prices had stabilised and may even have gone up very slightly.

    I don't understand why people think that prices are falling!!
    Prices are levelling out and do not rise at the moment but falling??
    Some of the resale property are priced at a reasonable level at the moment but this is only because the owner wants it. Other vendors still think too high of their own property. But when the property is reasonable priced (and this has nothing to do with prices falling) then there is a good chance that it sells. But it will never be sold at a lesser price than the original price!

        I also work in the bussiness and I know the problem. But to be honest I still don't understand why people sell their house after such a short time! Because you can't make a profit in such a short time. Real estate is normally a long term investment. So those selling with a loss are those who are desperate and didn't think things through. If you are not in a hurry to sell then wait because prices will go up in time. But patience is the message at the moment. There will always be people buying, less then some years ago, but still enough. Therefore prices must be realistic!
        I am all in favour of reasonable prices!

                Alyson, I would appreciate if you didn't reveal my identity! This is a non commercial forum. I am not cross about the cancelation of the purchase contract only dissapointed and that is normal. Remember that we applied for the NIE number so that you didn't had to return for this?? You have signed a contract without leaving a deposit. I didn't force you into signing, I even told you that you could think about it back in the UK becasue everything went a bit too fast. You also told me that you had the money to buy and it was only after one week that you emailed me to tell me about the problem with the mortgage. And yes I was very disappointed because we had done what we suppose to do.
                I am not in denying of the price fall because we have experience in the bussiness. I agree that there are some urbanisations where there is a price war going on. Some properties are not attractive enough to get sold. It is all about a reasonable price which is not necessarily below the purchase price. So please give me a break! I only wanted to give my point of view. I have no intention of insulting people through the forum! And here I rest my case. If you want to know more email me privately.
                I will not interfere on the forum any more!

                        over recently & prices in agents windows were about the same as last year - think some people are panic selling based on "collapse" rumours without actually going there!

                        If you'd panic sold in the UK during the last housing market collapse how gutted would you be now?

                        Lets face it, it was always going to slow down/level out - the greedy spanish developers have decimated their coastline for years with over development - over supply will always effect prices!

                          It is complete rubbish to claim that I have only spent 1 week in 20 years in Spain.
                          I have only spent 1 week in my entire life in Torrevieja and I don't feel any poorer for that.
                          I have travelled EXTENSIVELY in the south of Spain from Almeria to almost la Costa de la Luz, as well as Spain's islands since 1974. I speak Spanish and have many friends both in Spain and among Spanish people here in Edinburgh.
                          I also managed to establish firm links with 3 Estate Agents in the Torrevieja area while I was there - 1 English; a Belgian couple and a Swedish girl with an English partner - so I don't let the grass grow under my feet!

                              Well I seem to have stirred up a bit of a hornets' nest. I am not overly concerned with prices - it's just that I believe I probably paid more than I could have for my apartment and do intend to sell in two or three years to move further up the coast to either Santa Pola or Guardamar where property appears to be more expensive so didn't want to make a loss on it. I was told to only declare a buying price of some 20,000 euros less than it was (by both the sellers and my solicitor) because "everyone does it" which I now realise is only ok if, when I sell it, the buyers are also prepared to do the same otherwise the tax I have to pay on profit will be greater than it really should be. At least, that is how I understand it - can anyone confirm or deny please?
                              I was hoping that someone would know whether there were plans to improve the area as you go along the beach road south out of Torre (near Dialprix/El Paraisio) as improvements to this area would help with the property prices.
                              Hope someone can answer my questions.
