  • Silly question!

Please excuse my ignorance but what is a "Notario" and what is their roll when completing the purchase of a property in Spain?
Are they the equivalent of a conveyancing solicitor in the UK?
Do I need a Spanish lawyer in addition to a Notario?
Is it advisable to have a relatively new (3 years old) property which has obviously been well looked after valued by a Surveyor?

In Spain, it is compulsory to convert the purchase contracts into public documents which can have access to the Land Registry. The notary is the civil servant in the presence of who are granted the public documents and he is also who prepares the Title Deeds which will be your proof of ownership.

It is not obligatory to have a solicitor however it is advisable in order to get all the information and proceedings that will guarantee, before you visit the notary, that everything is according to the agreement with the vendor and according to law.
