We would like to build a balcony off our bedroom, it is already enclosed on three sides (we just need a floor and ballustrades) and would only be 1.5 m deep x 3m wide. It would be inside the building line of the house. We live on a community and each manzana has a maximum allowable build, % we do not know if ours is full, would this balcony count towards this %? What permissions do we need?

The balcony would use 50% of the maximum allowable build of its area. Please take into account that if the development is not of detached houses but of semidetached houses, the remaining allowable build belongs in proportion to a quote to the owners.

Apart from that, you would have to get permission from the community of owners. You should also have to get a licence for minor construction and pay the rate at the Town Hall. Please kindly note that the officers of the Town hall will not ask you the authorization from the community of owners should there be enough allowable build.
