    A client asked us this morning?

    "Thank you so much for your prompt and very helpful reply. You say that we need to be paying non resident tax each year. Could you please advise what this is based on and approximately how much it is per year? Also how do we pay it?"

    If someone owns a property in Spain but is still a UK resident, their property in Spain is automatically considered as a type of income and all owners named on the Title Deed should present an annual declaration for each property owned to the Tax Office.

    Often people are unaware of this and if they don´t pay, they will eventually be caught up with and will end up paying fines.

    The Non Residents Income Tax is based on your property and is in addition to SUMA. It doesn´t relate to income tax on wages or pensions, just property ownership. It is calculated again on the rateable value of the property (cadastral value). We make these calculations and present the returns for our clients.On average I see a total bill (including fees) of 120€ to 250€ per year, but it does depend on the size of the property.

    The tax has to be paid by the 31st December each year for the previous calender year. To calculate it, we need a copy of the deeds (escritura), the last SUMA bill for the property, copies of your passports and NIES. We can´t do a direct debit as the amount varies each year usually, so we email our clients who are tax clients and advise them of the amount they need to pay (and they do this by bank transfer or cash). Our fees for the Returns are 60€ plus IVA for one owner of a property and disscounted to 90€ for two. (plus IVA). These are individual returns and this includes the calculation, presentation of the forms, going physically to the Bank and paying the tax and liasing with the clients.

    With copy deeds, last SUMA, copy of passports and NIEs, we can calculate how much you owe for the past few years (it only goes back four) and we will reduce our fees if multiple years. We can do this for clients even if they are not in Spain as long as they have a property here. Please contact Amanda below if you need any help.
